What is a VRV/VRF system?

A Variable Refrigerant Volume (VRV) or Variable Refrigerant Flow (VRF) system is a commercial-grade air conditioning solution that uses a single outdoor compressor unit to supply refrigerant to multiple indoor units across different zones, each controlled independently.

VRV and VRF systems (the terms are used interchangeably, with VRV being Daikin's trademark) are designed to cool or heat multiple spaces from one central outdoor unit. Instead of circulating refrigerant through fixed piping, these systems adjust the flow of refrigerant to each indoor unit based on demand, which is why they are called "variable" systems. This contrasts with standard residential split air conditioners, which typically serve a single room or zone with a dedicated outdoor unit.

In a commercial building, a VRV/VRF setup lets different floors, offices, or meeting rooms maintain their own temperature settings simultaneously. The indoor units connect to the outdoor condenser via piping that can run long distances with minimal efficiency loss. A central controller monitors load across all zones and adjusts refrigerant distribution in real time. This reduces energy waste by avoiding the start-stop cycles common in multiple independent systems.

These systems are popular in Tampines commercial complexes, office towers, and mixed-use developments because they save space (fewer outdoor units), reduce noise, and provide granular temperature control. They handle both heating and cooling on the same circuit. Commercial air conditioning contractors in the area typically service and install VRV/VRF systems as part of their core offering for larger buildings and retrofit projects.
